(Exceptions for lower credit scores related to medical bills) 10. No prior evictions or unpaid judgements. 11. Contact phone numbers, email, and address for current landlord and at least one previous landlord, minimum 2 year rental history. 12. Two personal references, including phone numbers, and at least one emergency contact with phone number. 13. Nonrefundable credit and screening fee of $45 per applicant. 14. Proof of renter's insurance required prior to lease period beginning. 15. Tenant responsible for yard maintenance (lawn mowing with mower provided/weeding, etc) and paying all tenant utilities in a timely manner.
