3 Seattle, WA Seattle, WA Full-time Full-time From $65,000 a year From $65,000 a year FACILITIES MANAGER Summary CWD is looking for a Facility Manager for a 48-unit condominium association on Lake Washington with pool located in Madison Park.
This role is responsible for managing the planning, construction and maintenance of equipment, machinery for the location and other facilities.
The position plans, budgets and schedules facility modifications, including estimates on equipment, labor materials and other related costs.
The Facility Manager will manage available resources and staff time to properly maintain the property value of the location.
Salary:
$65,000 per year for off-site manager Option to live on-site for a prorated salary and unit Schedule:
Monday-Friday, Days and as needed

Coordinate system repairs and monitor system performance Maintain adequate parts inventory and order items as necessary Contract out landscaping vendors and curb appeal Oversee and supervise team of maintenance technicians Execute equipment audits and record-taking policies Coordinate with the Community Association Manager on implementation of new building projects Ensure compliance with all safety and security protocols Plans budges and schedules facility modifications, including estimates.
Inspects construction and installation progress by evaluating vendors and tracking projects throughout the schedule.
Manages the receiving functions for deliveries on-site.
Establishes and manages the preventative maintenance of facility equipment, including HVAC and office equipment daily, monthly and quarterly as required.
Negotiate bids for routine maintenance and analyze appropriateness/relevance of services included in proposals based on on-site staff abilities and project goals.
Ensure building meets all regulations and codes local, state and federal including but not limited to all OSHA requirements.
Develops in conjunction with HOA Community Association Manager and Association Board of Directors.
Works with the HOA Community Association Manager to establish and manage the annual budget Additional maintenance tasks as able and within personal ability to complete to the same or higher quality of a vendor.
HOA Board Communication Attend monthly Board of Directors meetings with the intention to report on all current projects and concerns within the building.
Provide Board and Community Manager with written report of building operations status in advance of the monthly meeting.
Be available to the Board President or Board Members to provide up-to-date project and building status as requested throughout the meeting.
Contribute to Board meetings and continuously acquire knowledge to provide the Board with effective recommendations for course of action.
Develop and internal communication program may include resident newsletter, building link notices and other forms of directed to improve overall building knowledge.
Education and Experience 3 years previous community/facility management Proven customer service and administration skills Skills and Knowledge Organized and communication proficient Able to train, develop and motivate staff Proficient in Microsoft programs including Excel and Outlook Able to learn new software with changes to building and security systems Understands principles of project management Ability to problem solve/analyze issues Physical and Environmental Must be able to lift up to 50lbs and be able to move a dumpster if requested Tasks may require raking leaves or shoveling snow outdoors Able to work around cleaning products Fine manipulation of phone and keyboards Job Type:
