& Information Technology group, the Finance & Administration group, and the Real Estate OfficeAsset Management has an outstanding opportunity for a Construction ManagerUnder the general supervision of the Director, and with as-needed guidance from the Senior Construction Manager, the Construction Manager serves as the Universitys representative in managing the construction and closeout phase of capital projects, with authority to approve changes in budget and time to the construction contract, within the limits of delegated authority and the approved project budgetThe Construction Manager is responsible for a major project or may be assigned multiple special projectsMajor projects include construction of new buildings or major renovations of an existing buildingSpecial projects include renovations of portions of an existing building or utility systemPrimary Duties and Responsibilities Using discretion and independent judgment, manage the efforts of contractors during the construction phase of all building and utility projects, including general, mechanical, and electrical work, from contract award through warrantyReview safety plans from contractorsReview contractors work plan and coordinate inspections of the quality of work and materialsReview and approve the contractors Schedule of Values and monthly applications for paymentReceive, evaluate, distribute, and respond to contractor correspondenceReview and approve monthly progress paymentsWorking in partnership with the Universitys project manager or senior construction manager, serve as the project resource for construction-related issues (including execution planning, schedule, budget, and constructability) in the design phase of capital projects and manage the prime consultants construction phase servicesUp to the limit of delegated authority, prepare construction change notifications, process change orders, and negotiate and approve pricing with the project contractorMaintain Owners project statistics and change order-tracking systemMaintain daily project progress reports and photographic history of the workArrange and conduct project meetings, including weekly progress meetings, change board meetings, pre-installation meetings, preconstruction conferences, partnering sessions, disputes review board meetings, and owners oversight meetingsParticipate in pre-construction planning and review of issues including construction planning and logistics, project safety, schedule, budget, and constructabilityCoordinate hazardous material abatement workDirect and monitor performance associated construction phase consultants and vendors, including test lab and geotechnical engineersAttend meetings as required to discharge these responsibilitiesEnsure adequate construction support services and facilities are provided, as required, in a timely mannerPerform field inspections to determine construction site conditionsPerform safety auditsReport incidents and perform incident investigationsWorking with the University project manager, establish safety requirements for each projectPerform field inspections to determine construction site conditionsManage efforts of consultants, contractors and University staff required during the building commissioning process including equipment and start up and testing, optimizing operation, obtaining operating instructions, and identifying equipment with special requirementsCoordinate site visits for university officials and guestsObtain necessary approvals for and coordinate building occupancyRespond to Bachelors degree and five (5) years of related work experience or nine (9) years of relevant work experience in a related field in lieu of a degree Ability to work independentlyExcellent sense of work ethics and strong organizational skillsInitiative and ability to obtain appropriate results with minimum directionDemonstrated ability to set priorities and deal effectively with interruptions and constantly changing prioritiesAbility to manage stressful situations effectivelySkilled in communications and able to work with people in a tactful and diplomatic manner, using good judgment, while exercising discretion and sensitivityDemonstrated ability to perform successfully as part of a teamAbility to build and foster a collaborative culture with all stakeholders in construction projectsEquivalent education/experience will substitute for all minimum qualifications except when there are legal requirements, such as a license/certification/registrationDesired:

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
