We are looking to fill this position immediately with the expectation that the candidate is able to move into a building in the portfolio within 60 days of start of employment.

Position Description:
The On-Site Portfolio Manager is directly responsible for the resident experience and communications to multiple assigned residential properties of 363 units, enforcing all company policies, procedures, and internal operations.
The On-Site Manager travels to their buildings daily to accomplish multiple goals.
Liaise with the residents, post notices, inspect the property, attend to curb and building appeal, meet prospects to view units for lease.
The On-Site Manager coaches and manages mobile leasing agents to achieve weekly leasing goals.
The On-Site Manager provides weekly leasing updates to Asset Managers who use that data to adjust market pricing, budgets, and financial reports to investors.
The On-Site Manager communicates with Corporate Administration, who assists them by screening applicants, executing leases, generating legal notices, and handling ledger adjustments.
Community Manager, Apartment Manager, Property Manager - your experience is needed.
Responsibilities:
Lease units to obtain 100% occupancy at the properties.
Generate new leads thru Marketing efforts, including posting ads online.
Process all lease related paperwork and move-in steps on time for completion.
Perform the move-in process with residents.
Inspect the buildings and units regularly.
Hire, train, manage, and coach assigned leasing consultants.
Post legal notices and handle tenant delinquencies.
Attend to resident needs, build strong rapport and maintain resident retention.
Verify unit turns are satisfactory for move-ins.
Perform move-out inspections, documenting details for move-out statement processing.
Initiate all necessary evictions or other legal proceedings as directed.
Conduct business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
Requirements:
Minimum of 3 years' experience in multi-family property management.
Position requires travel in the field with own vehicle on a frequent basis.
Must be able to work a flexible work schedule to meet the demands of the business.
Technologically savvy and proficient in Microsoft Office.
Excellent written and verbal communication skills Detail-oriented, able to perform various tasks in a timely manner.
Excellent leadership skills.
Sales oriented.
